Your rent, every month

A fixed rent paid on time by bank transfer, whether or not the home is booked. No void periods between tenants.

Looked after properly

Professionally cleaned after every stay and checked by us at least monthly. Small problems get fixed straight away, not found at the end of a tenancy.

Improved by a builder

Our founder is a builder by trade. We can agree improvements, like decorating or flooring, that stay with your property.

No tenant hassle

No referencing, rent chasing or evictions. You deal with one company and one contact.

A proper agreement

A written company let, reviewed by solicitors, with insurance and safety checks in place.

Respectful guests

Couples and small groups visiting for events and weekends. No parties, no smoking, house rules for every guest and a 24-hour contact number for neighbours.

How it works

From first chat to first rent.

  1. View together

We visit the home with you and agree the rent, the term and any improvement works.

  2. Check consents

You confirm short-term letting is allowed under the lease, your mortgage and your insurance. We'll help you check.

  3. Sign the agreement

A company let, usually for three years, with a break option after the first year.

  4. Rent starts

We furnish the home to our standard and welcome guests. You receive rent every month.

Questions landlords ask

The honest answers.

Who pays the bills?

We do. Utilities, broadband, council tax or business rates are all paid by Proper Kip for the length of the agreement.

What if a guest damages something?

We repair it. Every guest books through a platform or our website, we hold public liability insurance, and the home is checked after every stay.

Is short-term letting allowed in my property?

It depends on your lease (for flats), your mortgage lender and your buildings insurer. We'll help you check before anything is signed. We only take on homes where it's allowed.

How long is the agreement?

Usually three years, with a break option for either side after the first year. We're happy to discuss what suits you.

Can I still visit my property?

Yes. With notice, we'll block out a date in the booking calendar so you can inspect it or carry out repairs.
